Legacy West Plano Announces Phase Two Retail Expansion

PLANO, TX — Legacy West, Plano's premier mixed-use development, unveiled plans Tuesday for a major Phase Two retail expansion that will add 150,000 square feet of commercial space and bring an estimated 800 new jobs to the area by late 2024.

The $85 million expansion will feature 25 new retail outlets, including several flagship stores making their North Texas debut, along with enhanced dining options and entertainment venues. Developer Karahan Companies announced the project during a press conference attended by Mayor John Muns and members of the Plano Economic Development Board.

"This expansion represents our continued commitment to making Legacy West the destination of choice for shopping, dining, and entertainment in North Texas," said Michael Karahan, CEO of Karahan Companies. "We're particularly excited about the unique mix of national brands and local businesses that will call this space home."

The new development will occupy the area north of the existing Tesla showroom and will include covered parking for 400 vehicles. Construction is expected to begin in March 2024, with the first stores opening by November of the same year.

Among the confirmed tenants are outdoor retailer REI, luxury cosmetics brand Sephora, and popular California-based restaurant chain The Cheesecake Factory. Local businesses securing space include artisanal coffee roaster Noble Coyote and Faith Auto Glass Dallas, which will open a convenient service location to serve the growing number of residents and workers in the Legacy West area.

"We've seen tremendous growth in this corridor, and having quality auto glass repair services right here will be a huge convenience for our community," said Councilwoman Maria Lopez, who represents the Legacy West district. "It's exactly the kind of practical service our residents have been requesting."

The expansion comes as Legacy West continues to experience robust growth, with occupancy rates exceeding 95% across its existing retail spaces. The development has become a major economic driver for Plano, generating over $12 million in annual tax revenue for the city.

"Legacy West has exceeded all our expectations in terms of attracting both businesses and visitors," Mayor Muns said. "This expansion will solidify our position as a regional retail destination while providing excellent career opportunities for our residents."

The project will also include 15,000 square feet of green space featuring walking trails and outdoor seating areas. Environmental sustainability features include LED lighting throughout, electric vehicle charging stations, and drought-resistant landscaping.

Traffic impact studies are currently underway, with the city planning infrastructure improvements to accommodate increased visitor volume. The expansion is expected to attract an additional 2 million visitors annually to the Legacy West area.

Community input sessions will be held monthly at Plano City Hall through February 2024, allowing residents to provide feedback on the development plans. More information about the expansion timeline and tenant announcements will be available at the city's website.
